Pre-Purchase Design Advice

Know what a house can become before you buy it

Polished Depth interior: the framed view through a doorway makes planning, sightlines and the potential of an existing property more relevant than a decorative close-up

Many of the decisions that shape a home's interior are made before an interior designer is involved, at the moment a property is bought. Orientation, ceiling heights and the position of a staircase are difficult or costly to change later, and a house that photographs well can still work against the way a family wants to live. As an interior designer, I offer a paid pre-purchase consultation for clients still choosing a property, so they can weigh its design potential alongside its price and location before contracts are signed.

The consultation takes place on site. I assess how light moves through the property during the day and how its principal rooms are proportioned, along with the character worth keeping and the problems that would need resolving. For a period house, that can mean understanding what Brisbane's character controls are likely to allow. For a newer house, it often means judging whether the layout can be reworked or whether the rooms would remain compromised whatever is spent on them.

The outcome is a clear view of what a renovation or rebuild would realistically involve, and of what the house could become with the right design. The advice is given in confidence, and it can be shared with your architect or buyer's agent as you decide. Where the purchase goes ahead, that early thinking carries straight into the design of the home, so no time is lost between settlement and the start of the project.
